The applicant Bill Guan, architect, proposes to build a new mixed-use building within the NCRO-2 Neighborhood Commercial - Downtown Brisbane zoning district. The proposed 35-ft tall, three-story building would contain a private four-car garage, utilizing stacked mechanical parking lifts, and a 400 sq ft storefront on the ground floor and two 2-story, 2-bedroom dwelling units on the second and third floors. The site is currently a vacant lot.
NCRO-2 District regulations require a use permit for mixed-use development and a design permit for any new principal structure in the District. As part of the design permit, the applicant has requested Commission approval of a reduction to the minimum ground floor store front area from the required 600 sq ft to the proposed 400 sq ft.
